Who pays the Realtor’s commission with a Buyer's Agent?
 

This depends on your perspective, doesn’t it?
As the Seller, you know the Seller pays. Right there, on the HUD-1 at closing, the Seller sees a percent for the seller’s agent commission,
and the Seller sees a percent for the buyer’s agent commission.
The Seller then would argue he/she pays both Realtors’ commissions.

Every Buyer should understand that the buyer’s Realtor is paid by the Seller. And yet, the Buyer also knows that the Realtor’s relationship is with the Buyer.

Because is Seller A isn’t right for this Buyer, then the Realtor moves to Seller B. However, the Realtor wouldn’t move to another Buyer because the relationship stays wth the Buyer, not with the seller.

Why does the appraisal equal the purchase price on a great deal?
 

The purpose of an appraisal is to ensure the bank or lender’s commitment is viable. They don’t want to lend $600,000 on a home worth $400,000. If through some stroke of luck and good strategy, if you are able to buy a home for less than you think it’s worth, do you expect the appraisal to show that?
You do, but it usually won’t. The appraiser is paid to ensure the bank's money is covered. If so, any subsequent work to show the home is really worth more is wasted time.
If the bank lends $400,000 on a home which you think is worth $420,000,
sometimes an appraiser will feel strongly and reflect a price more than purchase, but that’s not the norm.

How can I find the tax record of a property I’m interested in?
 

Of course, you know I’ll say your Realtor can get that for you.
However, if it’s outside the area or you don’t have a Realtor, I’ve found a whole set of different goverment records online, with some searching.

Why not just use a discount broker?
 

Of course you can. A discount broker is a real estate agent, often also a Realtor.
But the discount broker has to earn a living, just as the full service broker.
The only way for that to happen is the discount broker has to service a lot more people in the time.

Ultimately, you get what you pay for. You can sell or buy a home with a reduced fee broker, that simply means you’ll get reduced service, reduced care. As the client, you can elect to be comfortable with that.

Personally, I’ll risk $1 on a lottery ticket, there’s not much to lose.
But I won’t risk my financial security with the dollars involved in the sale of a home or an investment property, and so, I can’t expect my clients will either.
Just as some people spare no expense for their car, their pet, or their vacation, our services are for people who understand the value in full service professional care.
